Terms of Service

These Terms of Service ("Terms") form a binding agreement between you and BostadAI AB, a company registered in Sweden ("BostadAI", "we", "us"). By creating an account or using the service you confirm you accept these Terms. If you do not agree, do not use the service.

You must be at least 18 years old, or have authority to bind the organization on whose behalf you are using the service.

BostadAI provides AI-generated analysis of real estate listings — fair value indications, BRF financial signals, neighborhood context, negotiation insights and similar reports.

All reports, scores, recommendations and other output produced by BostadAI are generated by AI models from publicly available signals and the content you submit. They are provided for informational purposes only and may be incomplete, outdated or incorrect.

Reports do not constitute financial, investment, legal, tax or professional advice and come with no guarantee of accuracy, completeness or fitness for any particular purpose. You are solely responsible for verifying information independently and for any decision you make based on a report. To the maximum extent permitted by law, BostadAI is not liable for losses arising from reliance on the service.

• Provide accurate information and keep it up to date.
• Keep your credentials confidential — you are responsible for activity under your account.
• Notify us at support@bostadai.com if you suspect unauthorized access.

You agree not to:

• Use the service unlawfully, fraudulently, or to violate third-party rights.
• Scrape, mirror, resell or redistribute reports or other output.
• Reverse engineer, probe, or attempt to circumvent any technical limitation, including plan quotas and rate limits.
• Upload malware, attempt to overload the service, or interfere with other users.
• Use BostadAI to generate misleading valuations, defamatory content, or content that infringes intellectual property.

We may apply rate limits and abuse controls. We may throttle, suspend or terminate access for any account that breaches these rules, attempts to bypass plan limits, or generates abusive load.

Paid plans (currently Pro Buyer at 99 SEK/month and Investor at 299 SEK/month) renew automatically each month until canceled. Prices are in Swedish kronor (SEK) and may exclude applicable taxes, which Paddle calculates at checkout.

Our order process is conducted by our online reseller Paddle.com Market Limited. Paddle.com is the Merchant of Record for all our orders. Paddle provides customer service for billing inquiries and handles refunds. Payment, billing, tax, cancellation and refund mechanics are governed by the Paddle Buyer Terms.

By starting a paid subscription you authorize Paddle to charge your payment method on each renewal date until you cancel. We may change prices with at least 30 days' notice; changes apply from your next renewal.

You can cancel your subscription at any time from your dashboard or via the link in any Paddle billing email. Cancellation takes effect at the end of the current billing period — you keep access to paid features until then. We do not pro-rate partial months for cancellation.

We may suspend or terminate access for material breach of these Terms, non-payment, suspected fraud, or repeated abuse. Where the breach is curable, we will give reasonable notice first.

Refund requests are handled by Paddle in line with our Refund Policy.

BostadAI, the website, software, brand and all underlying technology are owned by BostadAI AB. We grant you a limited, non-exclusive, non-transferable right to use the service for your own internal purposes while your account is in good standing. You retain rights in the listings and content you submit, and you grant us a limited license to process them to provide the service.

We work hard to keep the service available, but we do not guarantee uninterrupted or error-free operation. To the maximum extent permitted by law the service is provided "as is" without warranties of any kind, express or implied, including merchantability and fitness for a particular purpose.

To the maximum extent permitted by law, BostadAI's aggregate liability arising out of or relating to the service is capped at the fees you paid us in the 12 months preceding the event giving rise to the claim. We are not liable for indirect, incidental, consequential, special or exemplary damages, including loss of profits, data or goodwill. Nothing in these Terms excludes liability that cannot be excluded by law.

We may update these Terms from time to time. Material changes will be announced in-product or by email at least 14 days before they take effect. Continued use after the effective date constitutes acceptance.

These Terms are governed by the laws of Sweden. Disputes are subject to the exclusive jurisdiction of the courts of Stockholm, Sweden, unless mandatory consumer law gives you the right to bring proceedings in your country of residence.
